Terms and Conditions

  1. Making A Booking
  2. Please contact our office on 0845 468 0936 to ensure that your chosen property is available on the dates which you require. At this point you will be required to pay a deposit using a credit/debit card. Alternatively this can be paid by cheque and the booking will not be booked until the cheque is received; however during this time the booking can be booked by someone else; so in order to secure a booking we recommend using a credit/debit card at the time of placing your booking.

  3. Payment of Balances
  4. The balance of your holiday is due at least 6 weeks prior to the holiday commencing (12 depending on the accommodation chosen; see individual accommodation details for more information). This can be paid either by cheque or over the phone on 0845 468 0936 using a credit/debit card. Non payment of the final balance prior to the stated due by date will result in the cancellation of the holiday and forfeit of any deposits paid.

  5. Holiday Cost
  6. The prices quoted are in £ (Sterling) for a seven night basis from the changeover day stated against each individual accommodation (unless otherwise agreed upon). Included in the price is gas, fuel, electricity, bed linen and towels (unless otherwise stated against the individual accommodations details).

  7. Short Breaks
  8. Short breaks can be arranged out of high season and at short notice, please telephone 0845 468 0936 to discuss your requirements.

  9. Occupancy
  10. During your holiday the group size should not exceed the maximum number of people the property will sleep according to the details provided for each individual property. If the group size does exceed the maximum number which the property can sleep, then you can be made to leave the property before the end of your holiday. If this does occur then your holiday will be treated as cancelled by you, and you will not be entitled to a refund of monies or compensation.

  11. Arrival
  12. Your accommodation will be ready for you from 4.00pm on the day of your arrival, unless otherwise agreed in advance. Please do not arrive earlier as your accommodation will not be ready.

  13. Departure
  14. You should vacate your accommodation by 10am on the morning of your departure. To assist our cleaners, we ask that you leave the property in a clean and tidy condition.

  15. Pets
  16. Where permitted pets must be declared at the time of booking, however no pets are allowed in bedrooms or on lounge furniture, and must not be left unattended in the accommodation.

  17. Cots & High Chairs
  18. Many of our accommodations have cots and high chairs available to hire, please check each accommodation description for further details. Cots and High Chairs are available for a weekly charge of £10 per week for a cot and £5 for a high chair. Please note unless otherwise stated the cots available are travel cots and there is only one cot per property. We do NOT provide linen for these cots.

  19. Towels and Bed Linen
  20. Many of our properties provided bed linen and towels; however please check each accommodations description for more information.

  21. Returnable Security Deposits
  22. For some properties (see individual property details) we require a good housekeeping deposit, which is added to the cost of your holiday. This will be returned to you if your accommodation is left in satisfactory condition, within two weeks of your departure. In the event that your accommodation is left in a less than satisfactory condition your good housekeeping/security deposit will not be returned.

  23. Key Collection
  24. Key collection will be explained in the booking confirmation.

  25. Care of Accommodation
  26. Our accommodations are all lovingly cared for and as a result we ask you to treat the accommodation with respect and leave it tidy. Please report any damage to our office prior to your departure in order for it to be fixed/replaced before the arrival of the next guests. Damage/breakage caused by neglect may be charged for; in these cases we will contact you within 72 hours of your departure. Note that we do not normally charge for minor breakages (i.e. glassware, crockery, etc.) provided that they have been reported to us.

  27. Complaints
  28. You must report complaints immediately to our office, whereupon, if possible, the matter will be resolved as quickly as possible. Reporting complaints after your holiday is too late for us to effectively deal with your issues.

  29. Liability
  30. We do not accept liability for damage, loss or injury unless caused by proven negligent act or omission of ourselves, our employees or contractors, or agents of the same, whilst acting in the course of their employment. This includes loss or damage to vehicles and their contents, and to the personal possessions you bring with you.

  31. Cancellation
  32. If your holiday is cancelled earlier than six weeks before the arrival date of the holiday you will be refunded any monies which have been paid towards the holiday, excluding the deposit, within six weeks prior to the holiday ANY money paid towards the holiday will be non-refundable.

  33. Circumstances beyond our control
  34. Compensation payments will not apply where we cannot fulfil our obligations to our owners due to circumstances beyond our control. This would mean any event we or the owners cannot foresee with all due care; i.e. riots, war or threat of war, terrorist activity, civil strife, natural or nuclear disaster, industrial dispute, adverse weather conditions, fire epidemic or health risk and similar factors beyond our control.

  35. Termination
  36. Stay Lakeland reserve the right to forthwith terminate any letting in the event that the holiday maker or any part of the holiday makers party cause deliberate or negligent damage to the property being let, behaves in such a way to cause or constitute a nuisance to neighbours or have more people staying in the property that previously stated at the time of booking. In such cases the hirer shall remain liable for the cost of any damage or outstanding rental and shall not be entitled to a refund.
